The Town Fair Tire project in Natick involved the full renovation of an existing retail property and a comprehensive redesign of site circulation, parking, and infrastructure within a constrained 0.92-acre site along Route 9 (Worcester Street).​

Solving for Constraints on a Tight, Shared Site

Samiotes provided civil engineering, land surveying, and environmental permitting services to reconfigure the site for improved functionality, safety, and compliance—while navigating overlapping jurisdictional requirements and limited physical space.

The project required balancing the needs of multiple stakeholders, including local boards, state agencies, and adjacent property owners, all within a highly constrained footprint.

Key contributions included:

• Redesigning parking, vehicular circulation, and pedestrian flow to improve safety and efficiency 

• Developing stormwater and septic system designs to meet regulatory requirements + constraints

• Securing Planning Board and Board of Health approvals, along with MassDOT driveway permitting 

• Reconciling differing and at times conflicting requirements between local and state agencies 

• Navigating coordination challenges with an adjacent property sharing access and parking areas through design and construction

• Introducing additional green space within a limited site footprint 

Despite site limitations and stakeholder challenges, Samiotes delivered a coordinated, buildable solution that improved both site performance and user experience.
