The Girard Apartments

Samiotes played a central role in delivering The Girard, a 240,000 G?SF mixed-use development that brings luxury living, affordable housing, and active retail to the heart of Boston’s South End. Built on a 99-year ground lease with the Roman Catholic Archbishop of Boston, the project required creative, highly coordinated civil engineering to support a multi-story below-grade parking garage, ground-floor retail, and 160 apartment units—including 21 affordable homes for households earning below 80% AMI. A vibrant mix of amenities, mid-century–inspired interiors, and a rotating local art gallery reinforces the district’s creative character while contributing to Boston’s evolving residential landscape.
Designing for Density, Community and Artistic Energy
Samiotes provided full civil engineering services from design through approvals, addressing the constraints and permitting requirements of a tight urban footprint. Key contributions included:

Designing site utilities, stormwater management systems, and grading for a complex multi-level structure

Coordinating all approvals with the Boston Water & Sewer Commission and Boston Parks & Recreation

Navigating Groundwater Conservancy District requirements (Article 31) to protect long-term historic wood pilings
