Samiotes supported CVS Pharmacy across multiple locations in Massachusetts, delivering civil engineering, land surveying, and environmental permitting services for both new developments and site conversions. The work ranged from early feasibility and conceptual planning through construction administration—supporting the brand’s expansion and adaptation across diverse site conditions.​

Navigating Complex Sites in High-Visibility Locations

At Cleveland Circle in Brighton, Samiotes transformed a former gas station into a modern retail pharmacy within a dense, transit-adjacent urban environment. The project required close coordination with multiple city and state agencies and careful design to accommodate infrastructure constraints and regulatory requirements.

Key contributions included:

• Designing site utilities, grading, and hardscape for a full site conversion to retail use 

• Developing stormwater management systems aligned with urban and environmental constraints 

• Coordinating approvals with the MBTA due to proximity to the Green Line (D Branch) tracks and retaining walls 

• Securing approvals from the Boston Water and Sewer Commission and Inspectional Services 

• Providing construction administration and as-built documentation

Additional work in Wayland included site design for multiple potential CVS development scenarios and sites, plus construction layout services for a new location within a floodplain—where precise grading and elevation control were critical to project success.
